Q: Do you accept pets?
A: Up to two cats per apartment are allowed in all of our Mansion Hill apartments. Dogs are not. There is no deposit, but there is a $10 monthly fee per cat. Unauthorized pet fines are $250.
Q: Are all of your apartments furnished?
A: Many our Mansion Hill apartments are semi-furnished. The furnishings included vary for each apartment building.
Q: How much is the security deposit?
A: Security deposits are equal to one full month's rent.
Q: Will I receive interest on my security deposit?
A: Yes. Interest will be paid at the rate set by the Department of Financial Institutions.
Q: When will my security deposit be returned?
A: Security deposits will be returned within 21 days of the last day of your lease. Please remember to provide the forwarding address of the person designated on your lease to help facilitate this process.
Q: Are any utilities included in the rent?
A: That depends on the property. Your leasing agent will be able to tell you about the utility arrangements for each building.
Q: How can I tell what utility costs might be?
A: You can get estimated costs from the utility companies. They can give you the highest, the lowest and the average bill for any address in the city. MGE posts average utility costs on their website.
Q: Why do you charge a water & sewer fee?
A: Water utilities bill every three or six months, which can be hard to account for in a monthly budget. To help our residents absorb these costs, we pay the total bill and then charge-back monthly. Your leasing agent can let you know the total fee.
Q: Is laundry available?
A: Most of our properties offer on-site or in-unit laundry. On-site laundry machines are operated using our Preferred Resident Cards. These cards hold from $5-$99 and can be filled at our offices with cash, check or credit card.
Q: What if I lose my laundry card?
A. Unfortunately there is no way to recover any funds that may have been on your card. In addition, there is an $8 fee for each replacement card.
Q: When is rent due and what if I'm late?
A: Rent is due on the 15th of the month. If you pay on or after the 17th, or if a payment you mailed arrives after this date, a late fee equal to 5% of the rent due, will be incurred.
Q: Why am I getting a statement from you?
A: To help some of our residents keep track of their monthly charges or any unpaid balances, we may provide you with a monthly statement. If you feel that there is an error on your statement please contact your leasing agent.
Q: What if my rent check bounces?
A: You will be charged an NSF fee in the amount of $45 as well as late fee charges if applicable. This does not include any charges your bank may impose.
If two checks fail to clear the bank in any lease period, we will no longer accept personal checks from you. Subsequent payments will have to be made in the form of cash, money order, cashier's check, or certified check.
Q: Do you offer short-term leases?
A: We prefer annual leases but will consider partial-term leases to balance vacancies during the off-season. Rent rates for partial-term leases may be higher than full-term leases.
Q: Do you offer two-year leases?
A: We are always happy to consider a two-year lease term to any of our residents.
Q: What if I lose my keys?
A: Any lost key requires an immediate lock change at a cost of $65 per lock and $5 per replacement key. If you would like additional keys and are able to present all keys originally issued, we will provide
copies at $5 per key. Emergency after hours lock out charges will be $85 for the first hour and $35 for each additional hour.
Q: Is there insurance coverage in the event of a fire, theft or natural causes? Does my lease provide coverage for my belongings?
A. Residents or guest's personal property and vehicles are not insured under the apartment lease agreement. We strongly recommend that residents purchase renters insurance. It is generally less than $20/month.
Q: What if I need to break my lease?
A. Steve Brown Apartments does not offer a lease buy-out. You may however sublet your apartment. Residents are responsible for finding a qualified sublettor and need to follow certain policies. There is also an administrative fee of $105.
