Subletting

If your situation changes during your lease term, you are welcome to sublet your apartment to another party. Here are some things you'll want to consider:

Your Responsibilities

Paperwork: You'll need to provide us with an application form and a sub-lease addendum form for your sublettor. At Lucky, we also require that all parties sign an agreement form which spells out the basics of the arrangement like how long its going to last and how much each person is going to pay.

Rent: Before we approve a sublet, the your account must have a zero balance. Rent can be paid by you or directly by your sublettor. Timely payment and subsequent late fees will remain your responsibility. At Lucky, the payer will need to set up an auto-deduction for the remaining payments. There will also be a one-time administrative processing fee.

Keys: You will need to provide your sublettor with keys to your apartment. For the safety of all residents, key copies must be cut by Steve Brown Apartments. All keys must be returned to us at move-out.

Utilities: make sure to discuss who is going to pay utilities. If the sublettor does not establish a utility account in their name, Steve Brown Apartments will pay the bill and charge it back to you.

Security Deposit: By law, your original security deposit must be held by Steve Brown Apartments. However, it is within your legal rights to request a private security deposit from your sublettor.

Damages: You will be responsible for any damage a sublettor causes to your apartment. Consider asking your sublettor to complete an apartment inspection upon move in. We can provide you with a sample inspection form upon request.

We strongly encourage you to discuss your subletting plans with your Resident Relations Coordinator early on. While our offices do not aid in finding a sublettor, we do have helpful suggestions and can help to answer any questions you might have.
